Phase 3

Legal Documentation

Investors join as limited partners or shareholders in an SPV. Afnity Buildtech Pvt Ltd targets low-risk, high-potential residential projects, signing Joint Development Agreements (JDAs) with development partners for seamless execution.

Phase 4

Fund

Investors securely wire their committed funds to the SPV’s designated bank account, ensuring timely and efficient processing of their investment in the selected property for seamless financial transactions.

Close

Afnity Buildtech Pvt Ltd completes the property purchase by formally executing the Sale Deed and Joint Development Agreement, ensuring all legal and contractual steps are finalized for a smooth and transparent transaction.

Develop the Property

Using a vertical integration model, TheoRY develops the property in-house. This approach mitigates risk, reduces expenses, and increases the capital value of each investment.

Profit Distribution

Profits are distributed among investors and the development partner based on the ratio of funds infused. Alternatively, a charge creation process can be used instead of a JDA, depending on investor preference.
